Four KTGY-designed Multifamily Communities Win Project of the Year; KTGY's LEED Platinum Heritage Oaks Senior Apartments Wins Best of Show

Multifamily Executive has awarded KTGY top honors for its design excellence and innovation in sustainable multifamily residential communities including the prestigious best of the show award, Editor's Choice, for Heritage Oaks Senior Apartments in Oakdale, Calif., a LEED Platinum community.

Irvine, CA, USA (September 26, 2013) -- Award-winning national firm KTGY Group, Inc., Architecture + Planning is pleased to announce that KTGY has achieved top honors for its design excellence and innovation in sustainable multifamily residential communities, both market rate and affordable, situated in walkable, transit-oriented neighborhoods. In an awards ceremony held at the Multifamily Executive Conference earlier this month in Las Vegas, Nev., four KTGY-designed multifamily apartment communities received Multifamily Executive's Project of the Year awards: AVA H Street in Washington, DC; Arista Uptown Apartments in Broomfield, Colo.; Parkview Living Senior Apartments in Los Angeles, Calif.; and Heritage Oaks Senior Apartments in Oakdale, Calif. In addition, the editors of Multifamily Executive awarded Heritage Oaks Senior Apartments with their prestigious best of the show award, Editor's Choice.

Project of the Year: Green and Editor's Choice - Heritage Oaks Senior Apartments in Oakdale, Calif.
Designed by KTGY and developed by Central Valley Coalition for Affordable Housing in Merced, Calif. and Adroit Development, Inc. of Westlake Village, Calif., Heritage Oaks Senior Apartments is a high quality, urban infill, LEED Platinum 50-unit apartment community, affordable to working seniors age 55 and better, who earn 30 to 60 percent of the area median income in Stanislaus County. Situated between existing senior housing and a mobile home park, with single-family homes across the street, Heritage Oaks provides expanded amenities more typical to single-family living; not only for its residents but also for the nearby senior apartment residents and the local community.

Heritage Oaks features a Great Room with a rustic two-story fireplace with reclaimed wood mantle and book shelves made from a local 1920's barn and large windows facing the courtyard plus three floors of 20'x17' rooms — from a craft room to a meeting room to the innovative "Garage." Men love their Garage as it features a large work bench, hobby/craft areas and is easily accessible via a roll-up garage door off the courtyard. Also, theater, game room, fitness center, technology and learning centers. Outdoor living area includes relaxing seating areas against backdrop of lush landscaping and soothing water fountain, and a large outdoor kitchen with covered dining area and bistro tables to provide numerous entertaining options. There are also raised planting gardens for residents with a "green thumb."

Project of the Year: Mid Rise (4-6 stories) - AVA H Street in Washington, DC
Developed by Avalon Bay Communities, Inc. , based in Arlington, VA, and designed by KTGY, the goal was to create a financially-feasible marketing advantage: customizable apartments with specialized amenities targeting Gen-Y preferences in an emerging youthful, walkable neighborhood, which offers immediate access to transit and Washington DC's employment, entertainment, dining and cultural opportunities. The 138-unit AVA H Street apartment community is AvalonBay's first ground-up designed AVA-branded community and represents a completely new brand that is squarely targeted to the highly social, super-connected Generation Y demographic.

AVA H Street dared to push the limits of conventional apartment design by pioneering a number of "firsts," including the first Gear Wall for large or bulky items like a bicycle; a utility center with recycling and docking station for electronics; a chalkboard wall for self-expression/functionality; walk-in closet with 12-16-linear feet of customizable Slatwall; Apple TV floor plan viewer; and a large, interactive social media "Trending Wall" in the lobby. The apartments also feature a sliding wall to customize living/sleeping spaces and each apartment has a customizable unit entry door sign, which allows residents to insert a picture of themselves or their favorite hobby/sports team. It is like their stationary Facebook page where they can customize and individualize the entry to their home.

Project of the Year: Low Rise (1-4 Stories) - Arista Uptown Apartments in Broomfield, Colo.
Developed by SmithJones Partners, LLC, a Denver-based apartment development and investment company, and designed by KTGY, Arista Uptown Apartments is a transit-oriented, 272-unit apartment community, situated equidistant between Denver and Boulder, and adjacent the popular 1stBANK Center, a 6,500-seat entertainment venue. Located on 6.68 acres at the corner of Arista Place and Uptown Avenue in the heart of the Arista mixed-use neighborhood, Arista is one of the very few town center developments in the nation anchored by a major entertainment venue. Transit, dining, shopping, parks, entertainment, and the aloft Hotel are all within walking distance of Arista Uptown Apartments.

Arista Uptown Apartments' unit configurations are wider to allow more light to reach all parts of the unit, but are lower in total square footage to keep rents affordable for today's Gen Y cost-conscience renter. All of this is designed within the basic platform of the most popular apartment type in the nation, the three-story walk-up, at a density greater than 40 units per acre. Community amenities include a 4,442-square-foot ground-floor community clubhouse with a fitness center, indoor-outdoor lounge, espresso bar with iMac stations, plus an 11,000-square-foot courtyard with an outdoor resort-style pool and spa with private cabanas, barbecue grills, and a 1.5-acre private lawn that includes a 1,900-square-foot fenced-in off-leash dog area. Project of the Year: Senior - Parkview Living Senior Apartments in Los Angeles, Calif.
Developed by Foursquare Foundation, and designed by KTGY, Parkview Living is a 1.24-acre urban infill redevelopment project that replaced some older housing units with 75 high quality senior apartments in a walkable, amenity-rich neighborhood. This resort-style apartment community for age 62-year-old seniors and older is ideally situated directly across from Echo Park, one of the city's most iconic settings, and adjacent the historic landmark, the nearly 90-year-old Angelus Temple, which is home to the faith-based group that developed this community. The community is within a short walking distance to transit and Sunset Boulevard and its many convenient retail and business establishments.

The senior living community includes a unique 3,000-square-foot multi-purpose room that is also designed to serve as a Chapel for the community and surrounding neighborhood. The senior living community features terraces with stunning views of the cityscape and Echo Park Lake, and plenty of wonderful gathering places indoors and outdoors. The design team studied the buildings in the neighborhood and borrowed the details — from arches and trim to balconies and rooftop terraces — to incorporate these rich architectural elements into the senior living community's design. To maximize the resident' dramatic city and park views, the floor plans feature a unique design solution — angled balconies.

The Multifamily Executive Grand Awards were announced on September 10, at the 2013 Multifamily Executive Conference at the Bellagio in Las Vegas, Nevada. Also at the conference, two KTGY principals and residential knowledge leaders, Manny Gonzalez, AIA, LEED AP, and Rohit Anand, AIA, NCARB, were featured speakers. On September 9, Gonzalez presented the latest design trends as part of a panel presentation, "Future Designs: Uncommon Areas and Evolving Floorplans." On September 10, Anand presented KTGY's innovative Student Housing Concept at Tuesday's General Session as part of Multifamily Executive's Concept Community.
